Megan and Natalie assisted me with our loan process, throughout. Both were courteous and professional, and they communicated promptly, even after hours at times. One bit of feedback that just didn't lend a fit to our needs... There was a decision by our builder to enact a time clause on our purchase contract. This put us at risk of needing to find temporary, alternative financing, should a "cash-buyer" make an offer on the home we were purchasing. Our need for the temporary financing was determined to likely be for approximately one week or less. Guild expressed a willingness to consider two options for us: a bridge loan or a payment recasting. Two conditions made a bridge loan unattractive and even markedly unwise for us. To cover financing for the one week or less, the sunk cost to us was estimated to be over $5,000. For a potential need of coverage for only a few days, this seemed unreasonable and excessive. It felt like "this was just Guild's process." Had we needed this, perhaps we would have unhappily paid the $5,000 for the coverage. However, the second condition made the offered bridge loan unattractive and unwise. Guild informed us that they would not be able to cover the full $288,000 needed to bridge. We would be nearly $100,000 short. The only option Guild offered us was for us to withdraw more money from our IRA to cover the balance needed. We had already maxed out the amount withdrawn to stay out of the next highest federal and state tax bracket. The cost in income tax to us would have been in the tens of thousands of dollars. The lost investment cost made that option pretty rediculous to consider, again when all we needed was a few days of coverage. When we asked about a payment recast, Guild informed us that that could be done through loan servicing, after the loan had closed. However, the casting of the payment would take up to 90 days to put into effect. This option would over extend our ability to pay our monthly payments for up to 3 months. Similarly, this timing was explained to be "Guild's process." Again, we very much appreciate the human side of how we were serviced. The people were great. The unfortunate experience for us was the feeling that corporate process took precedent over all of the good that the people were caring for us with. It all just seemed so unreasonable for literally a few days of funding coverage, should we have needed to counter a cash-buyer. Thank you for allowing me to share feedback.
