Conventional

A Conventional loan is a great option if you have an average to high credit score and little debt. This allows you to take advantage of lower interest rates. With these types of loans, you have the option to put 20% down, which eliminates the need for private mortgage insurance (PMI) and saves you money. If you don’t have a large down payment saved up though, don’t worry. We have Conventional loan options for down payments as low as 3%.

Down payment assistance

If you’re purchasing your first home, you have options to buy without saving a full down payment. Down payment assistance (DPA) programs can help with your down payment in the form of a loan or grant that is often forgiven over time.
FHA

FHA

If you’re looking to buy on a tight budget, these loans are a great option. It’s easier to qualify for FHA loans because they carry lower credit score requirements and lower down payment options starting at 3.5% down. They’re also insured by the Federal Housing Administration (FHA) and only issued by FHA-approved lenders.

Steve was very patient when it took extra time to turn in items, answered the phone immediately or always returned my call quickly, and made the closing super easy. He is very accommodating. When I started looking for a mortgage, I had a few things occur that caused several problems. Steve worked with me through all my problems, and got me a rate I never believe I could receive. In short, working with Steve was like working with a friend instead of a banker, and I would recommend my friend to anyone. (FYI- I have never had someone answer his phone or call back as soon as Steve.)

Steve Azarch, Branch Manager for Hamilton Mortgage did a super job in every aspect of the loan process! My wife and I had talked with several lenders (including our bank) before deciding to secure a loan through Hamilton Mortgage. All the other lenders were primarily focused on getting our business. Even our bank had made mistakes during the "preapproval" process which made us decide to look elsewhere. Some friends of ours suggested Hamilton Mortgage. To make a very long story short and to the point, after contacting Steve Azarch it was like a heavy burden had been lifted. The loan from start to closing progressed smoothly without any issues. Steve got us the best rates; thereby, "locking" our rate before the rates increased. In fact, he did this as soon as all was approved! My wife and are very pleased.
