About Me

Hello! I am a local mortgage lender with Guild Mortgage, where we sort through the complexity, mind the details and take our responsibility seriously because it matters to your future.

I joined the mortgage industry in 2003 and became licensed in 2010 with licenses in PA, NJ and DE.

I love numbers - call it geeky, but math is my thing!

I love credit too - if I wasn’t helping people finance their homes, I’d travel to high schools and teach young people about credit so they don’t make the unknown mistakes I see too often.

When it comes to homebuyers, I have seen it all! Good credit, bad credit, unique employment, settling estates or divorces, no savings - I don’t judge, instead I enjoy getting creative to help a buyer meet their goals - sometimes it’s a quick goal and sometimes it’s a 3 year plan - but I want to see everyone succeed!

When is a good time to buy? When you are ready! Don’t let the market or others’ opinions decide for you, you know what you want and need - go for it!

Ask an expert like me - there’s no question too minor when you are borrowing hundreds of thousands of dollars, ask every question - the answers are free!

Let’s find the right home loan for you

We have loan options to fit every situation, from down payment assistance programs for first-time homebuyers to government-sponsored programs for military families and rural residents or jumbo loans in high-cost markets.

Conventional

Conventional

A Conventional loan is a great option if you have an average to high credit score and little debt. This allows you to take advantage of lower interest rates. With these types of loans, you have the option to put 20% down, which eliminates the need for private mortgage insurance (PMI) and saves you money. If you don’t have a large down payment saved up though, don’t worry. We have Conventional loan options for down payments as low as 3%.
Down payment assistance

Down payment assistance

If you’re purchasing your first home, you have options to buy without saving a full down payment. Down payment assistance (DPA) programs can help with your down payment in the form of a loan or grant that is often forgiven over time.
VA

VA

If you’re an active member of the military or a veteran, a VA loan can help you save money with no down payment and lower closing costs. VA loans also have lower interest rates, meaning you’ll save money over the life of your loan. A VA loan is a program created and guaranteed by the Department of Veterans Affairs (VA) specifically for eligible military veterans, service members and their spouses.

All loans are subject to underwriter approval; terms and conditions may apply. Subject to change without notice.

Katy is awesome. She helped me every step of the way, and was always available to answer all my questions. I would recommend her to anyone and everyone. I really needed someone who would be willing to explain things in depth being my first time going through the homebuying process, and she delivered!
