Tim Baldwin

I'm Tim Baldwin, a Mortgage Loan Officer with Guild Mortgage serving Boise, Meridian, Eagle, Star, Nampa, Caldwell, Kuna, and communities throughout Idaho. I've worked in mortgage lending since May 2009, helping first-time homebuyers, veterans, move-up buyers, and relocation clients navigate the financing process with confidence and clarity.

 

 

I specialize in Conventional, FHA, VA, jumbo, down payment assistance, and investment property financing. Whether a client is purchasing a first home, relocating to Idaho, buying a larger home, or investing in real estate, I focus on helping them find financing solutions that fit their goals and circumstances.

 

 

What sets me apart is communication. I believe everyone involved in a transaction should stay informed, including buyers, Realtors, and title professionals. Consistent updates help reduce surprises and keep loans moving forward. When challenges arise, I address them calmly and promptly so minor issues do not become major obstacles. I also make it a priority to attend closings whenever possible because I value being present for one of the most important moments in the homebuying process.

 

 

As a lifelong Idahoan, I bring local knowledge that extends well beyond the Treasure Valley. Having been born and raised in Idaho, I understand the communities, lifestyle, and opportunities found throughout the state. My goal is for clients to feel that I am a trusted advisor, part of their team, and always looking out for their best interests.

 

 

Before entering the mortgage industry, I earned a Business Administration degree from Lewis-Clark State College while playing college baseball and maintaining a 3.3 GPA. My wife, Marie, and I moved to Boise from Lewiston after college and raised our son and daughter here.

 

 

When I'm not working, I enjoy fly fishing for trout and steelhead, archery hunting, bird hunting with our family dogs, and spending time with family while enjoying Idaho's outdoors.
