I have concentrated on Reverse Mortgages) Flex Pay Mortgages since 2009. I was excited to take a fresh look at the program at that time. It is simply like any other mortgage except that you DON’T have to make a payment out of pocket until neither of you are living in the home any longer. It’s a conversion tool that converts “paper equity” into tax free cash to be spent however you choose.

 

By educating the senior to the opportunities that an FPM can offer them I can help them understand that it can offer them more abundance, more financial freedom, more peace of mind and confidence in handling the financial requirements of their golden years. I am not here to sell you but to educate you in the opportunities. We are likely to live longer than we might have planned for. The FPM can provide a back-up to their other investments that they have for their retirement. I can tell you all kinds of client stories that thought they had prepared for retirement adequately only to have an unexpected scenario they hadn’t planned for popup. An FPM can be the tool that fixes that. I love what I do. I change lives. It is so rewarding psychologically for me when I can make a dark day bright for one of my clients.

 

From a business standpoint Guild has a reverse mortgage division that specializes in FPM’s. We originate, process, underwrite, fund and service the loan after closing. If I was looking for this program that’s what I would want. I provide that kitchen table service with the strength of Guild Mortgage behind us.
