About Me

Todd Pruitt entered the mortgage industry in the early nineties after graduating from college with a major in Finance and a minor in Real Estate. Todd has been with Cherry Creek Mortgage since 1992, serving a widely varied customer base, from first-time home buyers to those looking toward retirement and protecting the wealth they’ve built.

On the personal side of things, Todd has lived in Colorado most of his life and is an avid fly fisherman, skier, golfer, sports fan and lover of the outdoors. He and his wife since 1995, Ali, spend their free time enjoying all that this great state has to offer with their children.

As an avid supporter of his community, Todd has enjoyed being involved with several non-profit and community organizations. As an Evergreen High School graduate and resident until 2000, he served as a board member and Chairman of the Evergreen Area Chamber of Commerce. Now living in central Denver, Todd spent 12 years as a board member, executive board member and Chairman of the Board for the Montessori School of Denver.

Todd is licensed in Colorado, registered Nationally, and is also a member of the CMLA (Colorado Mortgage Lenders Association). Using his knowledge and experience, Todd concentrates on individual needs; finding the loan program that is a precise fit to help people reach their short and long-term financial goals.

We have loan options to fit every situation, from down payment assistance programs for first-time homebuyers to government-sponsored programs for military families and rural residents or jumbo loans in high-cost markets.



A Conventional loan is a great option if you have an average to high credit score and little debt. This allows you to take advantage of lower interest rates. With these types of loans, you have the option to put 20% down, which eliminates the need for private mortgage insurance (PMI) and saves you money. If you don’t have a large down payment saved up though, don’t worry. We have Conventional loan options for down payments as low as 3%.

If you’re purchasing your first home, you have options to buy without saving a full down payment. Down payment assistance (DPA) programs can help with your down payment in the form of a loan or grant that is often forgiven over time.


If you’re looking to buy on a tight budget, these loans are a great option. It’s easier to qualify for FHA loans because they carry lower credit score requirements and lower down payment options starting at 3.5% down. They’re also insured by the Federal Housing Administration (FHA) and only issued by FHA-approved lenders.

Todd and Rebecca were very helpful throughout our home buying experience. Todd and his team were extremely helpful in the home buying process! I had so many questions and had a specific budget I wanted to stick to, and they made it all work flawlessly. They answered all of my questions and were extremely communicative every step of the way. This is my second home purchase, and it was much easier and more convenient than the first time around.
